How to post a great online property ad

The Dubai properties market is extremely competitive, as a Dubai Real Estate Agent whether you’re handling the palm Jumeirah, the Dubai Creek or Bur Dubai; you must follow every advice and use all the tools that might distinguish you from the other 5000 brokers in Dubai! The first thing you need to master is posting ads online; here are few great steps to follow to post a catchy ad that will definitely get you calls:

Pictures:
The overall Dubai properties theme is focusing on luxury real estate, but still, there’re so many people who attach some really bad pictures in their ads, dark pictures, low quality pictures, small size, different sizes, picture of unnecessary things to see; someone renting a one bed room will be more interested in seeing the bed room, the kitchen, the living room…not the building hallway. There are some ads out there that have pictures of the building and everything around it and not one single picture of the apartment! The first impression the client will have is that the agent didn’t see the apartment neither, or is hiding something!

Bad pictures will give bad reputation to the agent and the agency. In our days and with technology everyone has a smart phone with high quality camera and effects, when taking pictures take it as a serious matter, choose locations carefully, if the electricity is off than take your pictures in the day to have great natural day light, you need to put yourself in the client’s 
shoes. 

Do you have to attach as may pictures as you can? Yes, some people have ads with two pictures! That’s wrong, clients will need to see everything and every detail on the screen before calling you, so show them what they want to see, focus inside the apartment first because that’s where they will stay. If the apartment has a beautiful view than take more than one picture of that from different angles, make your ad is appealing.

Content:
You need to write about everything! Short ads like: “a one bedroom for rent in Dubai Marina for 110K, please call for viewing” are for lousy agents! Clients are humans so don’t talk to them in a robotic way, address their feeling, you’re offering them a place to live and share memories! You need to describe things beautifully; your titles should start with word like: an amazing apartment, a gorgeous villa, a stunning view... 

You need to talk about all the aspects of the place, the area, the life style and facilities they can find there, exits and short cuts to main roads, distance to the heart of the city, malls and the airport, the neighborhood, the building and its amenities, the security, the furniture if there is any, do it like you’re telling them the story of this house.

Video:
Not all the portals out there are offering the option to attach a video, but if you find one that does then definitely use it, a video is a much better level to see the unite, videos will be much more tempting for clients, take a slow round inside the apartment and film every corner, plus outside and the amenities. A video will definitely get you calls, as mentioned before you are ticking the client’s emotion, and what’s better to do that then the motion pictures.
